Student studios is a lucrative, niche market

There is a bad stereotype among many landlords that students are bad tenants. This is mainly due to the fact that they believe all students have a love of binge-drinking, hate cleaning and are unable to manage money. But, is the risk really greater than the reward when it comes to student lettings?

Recent surveys have shown that 40 per cent of the research group used, are against renting their properties to students. Is this the result of a stereotype, or are students bad for business?

Although large parts of student culture are the nights out and drinking, students will often do whatever they can to get a bit more money. This is where a security deposit comes into place. In order to receive the deposit for the accommodation back at the end of the year, they must make sure the property is kept in a good condition.

Of course, student renting can make a landlord lots of money in the right locations. This is especially true with international students. The UK council for International Affairs (UKCISA) reported that of all the students who are studying in the UK during 2014/15, 19% were from overseas. Most of these students will have wealthy backgrounds, and so can afford some of the more luxurious accommodations. As an example, you can find some student studios which are over £17,000 a year in London.

Prices vary depending on the location in the UK that you are looking to study in. As another example, Unihousing is a student lettings company based in the student village of Selly Oak, Birmingham. They offer a variety of accommodation from studios to houses. You can rent a desirable student studio for £687 pcm, much cheaper than those you’ll find in London. However, this lower price doesn’t mean a drop in quality. You’ll find that their properties are ideal for students.

As you can see, this niche market has a large price difference between different locations. For any student, it’s best to look for different locations throughout the UK for your properties, so you don’t get caught out by extortionate rent prices.
